Developers and the Covington Business Council led a tour Wednesday of North by Hotel Covington, an expansion from the original hotel on Madison Avenue set to open in October.

North by Hotel Covington is part of a $26 million phase-two development plan, which extends the business’s footprint by a city block. The addition will feature 53 luxury suites, 10,000 square feet of office space, a new bar, and a ballroom that seats up to 500 people.

Construction on the new building, which will be more than 5,000 square feet, will start soon. The site, located 3136 Madison Road, is currently home to a parking lot but will soon be the new location of Hyde Park Pediatric Dentistry, which is in Hyde Park Plaza now. Women-owned, Fairfax-based Manning Contracting, one of the region’s fastest-growing firms, will oversee construction on the project. Downtown-based MSA Design is the architect.

Thanks to the Covington Business Council’s first Hard Hat Tour of 2022, the public was able to witness the progress of the Republic Bank renovation at 535 Madison Ave. A development team named The Covington Republic LLC, consisting of Sparen Real Estate, Manning Construction, and WorK Architecture + Design, bought the building in fall of 2019. They are in the process of completely renovating the 27,000 square feet of space.

The Ohio Air Quality Development Authority on Tuesday issued $18.6 million in air quality revenue bonds to finance the development of the 51-unit sustainable residential building, Ila Hyde Park. PLK Communities is developing the project, which is the first efficiently designed, whole-building project to be approved as an air quality facility by the authority through the Clean Air Improvement Program. PLK Communities and the authority worked with Keating, Muething & Klekamp PLL, Drawing Department, Manning Contracting LLC, Paul Yankie at Green Building Consulting, Andy Brossart and DSD Advisors.

The first large-scale conversion of suburban office buildings into apartments in Greater Cincinnati is underway. Local real estate developers are working to convert 134 and 144 Merchant St. in Springdale into 127 apartments, as well as build an additional 97 townhomes on a portion of the buildings’ parking lots. The total investment for the project is expected to be about $40 million. Manning Contracting LLC is handling all portions of the project’s construction.

A building constructed as a school in 1939 that has operated under different names and served different educational institutions is embarking upon a new life. The property at 525 Scott Blvd. was once First District School and then Two Rivers Middle School, each as part of Covington Independent Public Schools. Covington Kentucky Development, LLC, a business operated by Guy van Rooyen, president and CEO of the Salyers Group and developer of landmark projects such as Hotel Covington, is turning the property into a commercial office space. Manning Contracting will handle the construction.

The Cincinnati Business Courier has identified 20 projects that will reshape the region over time based on the level of change they will bring to the tri-state. Manning Contracting is the general contractor on project #13 (Ila Hyde Park Apartments) and project #14 (Merchant Office Conversion to Apartments).

An $8 million pickleball complex is coming to the Factory 52 mixed-use development complex in Norwood. Manning Contracting, one of the region’s fastest-growing private companies and a Cincinnati-based certified women’s business enterprise, has been selected as the general contractor.

Mona Dermatology’s renovation aims to improve patient experience, while meeting growing demand for its medical, cosmetic and surgical services. Manning Contracting served as the general contractor for the project.

One of the Cincinnati region's oldest and largest integrated branding and marketing firms is moving its global headquarters to downtown Covington. The 1.5 acre property on Scott Blvd is undergoing a full interior renovation with significant exterior improvements, as designed by WorK Architecture + Design and carried out by Manning Contracting.

C-Forward, a managed services provider of IT solutions with clients throughout the Cincinnati region and Kentucky, announced it is investing $2.3M in its corporate offices at Fifth and Madison in downtown Covington. Solar energy, technology infrastructure, an open office environment and amenities for clients and employees will enhance service to customers and make C-Forward a destination employer for tech talent in Northern Kentucky.

PLK Communities LLC is building a 51-unit luxury residential project on the site of the former Hyde Park Floral Coffee Garden Café at 3660 Michigan Ave. PLK Communities is working with Manning Contracting LLC as the general contractor for the project.

A pair of local real estate developers plan to convert two Greater Cincinnati suburban office buildings into a mix of apartments and townhomes. Manning Contracting LLC has been selected as the general contractor for both components of the project.

A downtown Covington office building that is being redeveloped by Manning Contracting has landed a tenant for its rooftop restaurant and bar space.

Dial Residential LLC, which is currently developing the 19-unit Mowbray Manor project near Mount Lookout Square, has plans to build a 27-unit boutique residential project at 4040 Walton Creek Road in Columbia Township. The new for-lease units, which would be called Creekside Manor, would be about a half mile from Fifty West. Dial is planning to bring back a lot of the team that is working on Mowbray Manor, including Manning Contracting, W5 Design and Evans Engineering.

A Covington commercial real estate developer is renovating a building in the heart of the city’s central business district into creative office space. Milburn Group LLC, which invests, develops, renovates and manages real estate, is working to transform the nearly 9,400-square-foot building at 523 Madison Ave. into creative office space. The estimated total project cost is more than $1.1 million. Milburn Group is working with its frequent collaborators, Manning Contracting LLC as the general contractor and Work Architecture + Design as the architect for 523 Madison Ave.

A boutique luxury condominium project is going to be under construction soon near Mount Lookout Square. Dial Residential LLC plans to break ground this month on Mowbray Manor, a 19-condo residential project at 3318 Mowbray Lane. The residential project will be a multi-million dollar investment. Manning Contracting will serve as the general contractor for the project.
